- Mansa & Co. provides consultancy services to individuals and businesses in the real estate and investment sectors. These services include financial planning, portfolio structuring, market analysis, and strategic advisory. Consultancy services are limited to providing insights, assessments, and recommendations to support client decision-making. They do not constitute financial, tax, or legal advice, and all decisions remain the responsibility of the client.
- Mansa & Co. facilitates asset sales, acquisitions, and leasing transactions. Services include identifying opportunities, managing transaction processes, conducting negotiations, and structuring deals in accordance with client objectives. Brokerage services are provided in compliance with applicable regulations, and Mansa & Co. does not act as a principal in any transaction unless expressly stated.
- Mansa & Co. offers investment management services, including portfolio analysis, financial modelling, asset repositioning, and capital deployment strategies. These services are designed to align with client investment objectives and risk tolerance. Investment management does not involve discretionary authority over client assets unless expressly agreed in writing. All investment decisions remain the responsibility of the client.
- Mansa & Co. assists clients in securing capital for asset acquisitions and development projects. This includes structuring investment opportunities, preparing offering memorandums, and managing investor relations. Mansa & Co. does not provide guarantees on capital raising outcomes, nor does it act as a financial institution or lender. Fundraising services are conducted in accordance with applicable laws and regulations, and all investment risks are borne by the client and investors.
- Additional Services: In addition to core services, Mansa & Co. offers supplementary services upon client request.

User Obligations
By accessing and using the Mansa & Co. website and services, you ("User") agree to the following obligations:

Client Onboarding Process
To ensure a smooth client onboarding process and effective asset transaction management, Mansa & Co. follows a structured approach:
- Due Diligence Period: Mansa & Co. understands the importance of informed decision-making in asset transactions. Therefore, we provide our Clients with a period of 14 days from the date of signing our Agreements to conduct their own due diligence on any opportunity introduced by Mansa & Co. This time frame allows Clients to thoroughly assess the prospects condition, market viability, and any other pertinent factors that may influence their investment decision. Clients are strongly encouraged to arrange an independent viewing of the asset to personally evaluate its suitability and to confirm that it meets their specific requirements, especially regarding rental demand in applicable cases.
- Financial Ability: Clients must ensure they have the financial capability to proceed with the purchase or lease of the asset. Mansa & Co. recommends that Clients secure their financing arrangements before committing to any asset transaction to facilitate a smooth and timely process.
- Satisfaction with Investments: Clients are required to promptly assess the asset presented by Mansa & Co. within the stipulated time frame. If the Client is satisfied with the prospect, they are expected to notify Mansa & Co. accordingly. Conversely, if the Client wishes express dissatisfaction, they must communicate this to Mansa & Co. within the designated period.
- Documentation: To facilitate the asset transaction effectively, Clients are obligated to provide all requested documentation promptly. This includes but is not limited to identification documents, proof of funds, and any other documentation required by regulatory or legal standards. It is the Client's responsibility to ensure that all provided documentation is accurate, truthful, and verified by appropriate professionals where necessary.
- Payment of Fees: All fees associated with the asset transaction, including upfront service fees and facilitation fees, must be paid directly by the Client. Mansa & Co. operates on a policy of accepting only payments made with cleared funds upon reservation of the asset. Third-party payments are strictly prohibited and will be rejected by Mansa & Co. to ensure compliance and transparency in financial transactions.
- Exclusive Representation: Clients agree to conduct all negotiations and transactions related to the properties introduced by Mansa & Co. exclusively through Mansa & Co.. This ensures that Mansa & Co.'s efforts in sourcing, researching, and securing the asset are duly compensated. Any attempt by the Client to bypass Mansa & Co. and engage directly with asset vendors or estate agents without prior consent will result in the forfeiture of the fee paid to Mansa & Co. for their services.
- Funding Advice: Mansa & Co. advises Clients to seek independent funding advice to ensure they have the necessary financial arrangements in place to proceed with the asset transaction. Clients acknowledge that Mansa & Co. will not refund any fees paid if funding for the transaction is declined for any reason. Mansa & Co. may, however, offer alternative asset options once the Client has secured suitable funding.
Confidentiality
Mansa & Co. places utmost importance on maintaining the confidentiality of client information throughout all stages of our engagement. Our commitment to confidentiality extends to every interaction and transaction undertaken on behalf of our clients. Below are the key elements of our confidentiality policy:
- Non-Disclosure Obligation: Mansa & Co. strictly prohibits the disclosure of any confidential information pertaining to our clients without their explicit consent. This includes but is not limited to personal details, financial information, asset preferences, and any other sensitive information shared during the course of our services.
- Third-Party Disclosure: Mansa & Co. does not share client information with third parties unless explicitly authorised by the client or required by law. Any disclosure to third parties, such as legal or regulatory authorities, will be made only when mandated by applicable laws or regulations.

In situations where disclosure is legally required, Mansa & Co. will act in accordance with the law while striving to minimise any impact on client confidentiality.

Upon termination or suspension, clients are prohibited from accessing Mansa & Co.’s website and services until reinstatement is granted by Mansa & Co. at its sole discretion.
